We have a vertical door made of 3/4 plywood that covers a storage area behind a wall. The door is hinged on top (68") and is 30" high. It weighs approx. 35 lbs. We access the storage area daily. Due to a low ceiling the door is fully open at 90 degrees. The door is heavy and awkward. We have to lift and hold it up to gain access to the storage area. Is there a door lift out there that would hold this thing open? It would also help to have something that slows down the closing process. Thank you
